They also built an island military fortress over the course of the last four years, handed out patents in droves to Ivanka Trump, stole American tech, and continued to build the largest navy in the world. But ya, verbal barbs Trump that, right? Or maybe they’re upset USA is actually standing up to them instead of the Executive Branch grifting alongside them?

I agree. Kim Jong-un is also mad at us now as is China and other nations where dictators rule. Wonder why that would be a bad thing.

The Biden administration will spend $86 million in tax money for migrants’ hotel rooms. With border detention facilities overflowing, officers need to find more housing facilities. Migrants are arriving in record numbers on the US southern border.

Some Vietnam history, copied and pasted from a well known news site.

“The four most recent presidents who could have served in Vietnam avoided that war and the draft by dubious means. Bill Clinton pretended to join the Army ROTC; George W. Bush used political connections to get into the Air National Guard, when President Johnson made it clear that the reserve component would not be activated to fight the war; Donald Trump, of course, had his family physician claim he had bone spurs, (Trump himself cannot remember which foot); and Joe Biden claimed that the asthma he had in high school prevented him from serving even though he brags about his athletic exploits while in high school.”

This is gold, and should be sang in the shower to the tune of WELCOME TO THE JUNGLE. I mean, whoever sat and typed this yarn and burned an hour or two of their lives away is worthy of a Golden Pen award from the Globe. I will immediately upgrade my resume to include all this and upload to Monster.com in the hopes of turning my life around. The Robin comment, tho, that’s a low blow. Ever since she propositioned me on camera to sneak off for some naughty time alone in her room— that’s had me up late at night. One could only dream of ole lizard hands and that iron grip with razor-sharp talons grabbing a boy in just the right locations.

I’m amazed this person who has such awful things to say about you spends so much time thinking of you and making comments on this website. Whoever it is is really invested in hating you. Obsessed. What in the world did you do to this person? Steal the heart of the one true love they had in life? Manipulate a huge sum of money from this person? kill someone’s grandma? Bully a kid who is not able to move on now as an adult? Is this person related to you somehow? I get how you can hate people, I hate more than a few people myself. But this person spends a lot of time on hate for you. Stay safe . Whoever you are hater, get some help. The best revenge is living well.

LOL sure he did. First, he’s out of office, and has no authority to give anybody orders, much less Navy SEALS. Also, neither he nor they have ever had any authority to arrest anybody, since they’re not law enforcement. Third, if Hillary was taken to Gitmo, why isn’t she there? She just gave a speech the other day and it wasn’t from Gitmo. Also, even if she were charged with something, which she isn’t and won’t be, she wouldn’t be tried in a military tribunal because she’s never served in the military. Finally, the knuckle-dragger who runs QAnon is a broke pig farmer in the Phillipines who couldn’t make it in the livestock business, so he created a hoax website to make a living on. Try to learn some actual facts.

While Senate rePUBICans told us we can not afford to provide $1,400 direct payments to the working class, they had no problem introducing a bill this week to repeal the estate tax which would provide a $1.7 trillion tax break to the billionaire class. TOTAL HYPOCRISY! BERNIE SANDERS.

do not believe they had a problem with the 1400 or the 9% of the covid relief bill…it was the 91% of pork to bail out a lot of mismanaged government by state and local politicians. If l saw the estate tax proposal correct it had a 4-5mil lid on it. that would help alot of normal people…small farmers, businessmen etc.

“[D]oes Joe Biden favor Americans over illegal aliens?” It was rhetorical, of course, but I answered it with another: “Is there anything he, Kamala Harris, or any Democrat has said in the last 15 years that would make you think the answer is Americans?”

THE PROUD BOYS AREN’T “WHITE SUPREMACISTS”! The organization is a tongue-in-cheek men’s group, promoting masculinity and Western civilization in humorous ways. Most of what they tell members is healthy: Get out of your apartment, work out, get a girlfriend and don’t masturbate. There are African Americans, American Indians, immigrants and loads of Mexicans in the Proud Boys. Pretty crappy membership drive for a “hate group.” Today, the “white supremacist” hex is indelible. The accusation is the proof. And once accused, stay out of the blue states, or you might end up in prison.

bought a new house, and didn’t sell previous. hired property managers to put tenants in, and broke even for two years while they bought my equity. now we’re selling and rolling over profit tax free to new investment property (form 1031) putting 40% down payment on a 4 plex. hiring same property managers because i can’t be unscrupulous to renters. i’m just too nice. should be clearing $10k-15k per year over the 15 year term of the mortgage with no work put in. may sell after 10 and double my property assets.

investment real estate in my state is covered by mortgages for 4 units and below. This is crucial, as more would require a commercial real estate loan, which is shitty to deal with, especial if you don’t have the investment capital. so that restricts my numbers game very nicely. my mortgage guy will not process paperwork with less than 25% down. selling my single family home that i was breaking even on every month freed up about 100k in equity that i had built in the home from living in it for 5 years, and renting it for 2 years. this would be taxable, but the 1031 form allows one investment to roll over into another investment, just like a 401k. you need a holding company to prevent the money from touching your hands, as that would require taxation (juuuust like a 401k). this means that i can plan to purchase based on an estimated selling profit, and the required 25%. next i have to figure out the terms of the new loan. currently it’s a 3 7/8 – 4 % interest market. i can put 25% on a 400k property on a 30 year loan, or i can do 100k down on a 2-300k property on a 15 year loan. I am opting for the 15 year option, as this accelerates the time to investment maturity. The idea is that you will have some sort of annual return on investment and building equity. i can stop after the loan and just collect rent in with no mortgage out, at about 20-30k annual, or i can sell after my equity matures and reinvest in new properties to increase returns.

that’s getting ahead of ourselves, though. you should know what to expect from selling, and the minimum down payment you are willing to make, so you can start to set price ranges to look for units at. use your favorite calculator

i like this calculator a lot. the top left “purchase” portion you can fill out with the information we’ve divined so far. the income and recurring operating expenses should be available on listing provided by the seller. it should have the property tax, the insurance they pay for all units, the rent earned last year, this year, and projected max value possible for each unit. do not use that last one, or you will find that you are short on renters. if you chose an area appropriately (i am purchasing riiiight next to a major university) then you can reasonably expect about a 5% vacancy rate, the default maintenance costs are good to start with, and my property managers charge 10%. i think that’s pretty standard.

under the sell fields, just put the holding length to the amount of time before you want to sell. if you want to see the returns for the term of a 15 year loan, put 16 years. if you want to own it until you die, put 50-80 years. this should generate some fun to look at numbers to make sure that your investment is worth the time.

the photo shows some fairly realistic data on a good investment. note that the 10 year mark is when you’re expected to roughly double your equity, so time to sell and double the number of properties. the sooner you start, the sooner your side hustle can pay for you to quit your job.

it should also be noted that if you itemize your deductions rather than do a general deduction, the insurance, maintenance and other costs on the recurring operating expenses is tax deductible, and any property improvements will also be tax deductible.

As a frontline worker who is older but not 65 I was grateful to have the opportunity. I’ve had the tRumpvirus already and know that a possible second battle with it would probably be far worse than the first time with it.

Just think, if we would have an intelligent president last year promoting mask wearing, social distancing, and hand washing we might not need mass vaccinations and would have lost far less lives over the past year. SAD!

    Covid Relief Plan
-$424 billion to American citizens – $1400 checks
-States and local aid – $350 billion – aiding in covid relief
    -$246 billion extending unemployment benefits
-$219 billion aid in child care and tax credits for families
-$178 billion aid to schools to help open safely
-$176 billion vaccines and health care
-$109 billion to small businesses and farmers
-$141 billion to veterans, restaurants, renters and homeowners, FEMA relief
That adds up to pretty close to the entire package. All is needed. Trickle up economics does work. Trickle down, doesn’t. Now the Republicans want to do away with the estate tax which benefits only those with estates over 20 million. Not many of those people in North Iowa but the minions will yell “Yes! Hey “conservatives”, don’t complain about prisoners getting stimulus checks. We custodial parents end up with most of those checks since too many deadbeat non-custodials aren’t made to toe the line- stay out of trouble, get a job and pay child support, etc. Iowa is an AWFUL state for collecting from deadbeats while beating the hell out of custodial parents for needing public assistances.

Doing the women a favor and the guys who frequent them. Keeps it on the up and up when you put it right out in front of everybody.

After months of decline, the U.S. economy was able to add 379,000 new jobs in the month of February. The Labor Department announced that the countrywide unemployment rate fell to 6.2%, exceeding projections. Most of the jobs were created in the hospitality and leisure sector, which took one of the hardest hits due to the pandemic. This was the largest month of job growth since October.

Like Pres. Biden has anything to do with the price of gas. The oil companies said last Nov. that gas would be at $3 a gallon by summer. They set the price wherever they want it.

        March 8, 2021 at 11:13 am

Yes it is Biden’s fault oil is going up which drives gas prices up as you currently see at the pumps.
We had everything in great shape for energy via our own country before Biden going back to Obama era purchasing oil from Saudi’s, Russia and China.
And now it is really simple, the foreign nations will limit oil production to drive prices up and we all get screwed. $2.85 in Charles city today for a gallon.
        This mess is just beginning.
And shutting down the pipelines(those poor workers) and going back to shipping foreign oil via rail, come on…… The only person that wins is the guy who owns most of the railroads, he lives in Omaha, first name Warren. Technology will lead the way to keeping our climate clean not our government. And why are we the only country that cares.

      You are one hypocritical jackass.

Meanwhile you were fine with cowardly Trump’s demeaning & derogatory comment towards hundreds.
Just a few of Trump’s comments toward women:
“dog” who had the “face of a pig.”
      “grab ’em by the pussy.”
      “Horseface”
      “Such a nasty woman.”
“A crazed, crying lowlife” and a “dog.”
“I did try and f-ck her. She was married.”

Politics don’t consume my everyday life like it does some of you. I could care less what people say, especially when it’s hearsay. You and your kind had no problem bashing trump because of hearsay, so I’m thinking it’s OK to comment on derogatory comments made by the president. Turn about is fair play. and it’s not hearsay, I actually heard him say it on the fake news.

Gee, maybe if all of the non-maskers wouldn’t have called it a hoax for over a year and still going and had taken it seriously we wouldn’t be in anywhere near such a mess. Right? But it was going to go away at 15 cases, then 15,000 and well you remember how it went.

My point is that the problem was ignored which caused a humongous problem and now we need the help so to hell with the national debt. It never matters when RepubliQons are in power so why should it now?!

COVID-19 is treated as an afterthought, as only about 10% of funds are allocated for public health.

Hey John, your tax cut expires in 2025. Corporate tax cuts do not expire then nor do other business cuts.
