Wynwood Grand EC Review: CDL’s New Woodlands Launch Explained

Woodlands has a reputation problem it does not really deserve. Mention it to someone from Tampines and they’ll joke about needing a passport. Spend a week there, though, and a different picture appears: an MRT interchange, a major regional mall, a hospital, waterfront parks and a pipeline of major planning projects.

It has also been a long time since Woodlands received a new executive condominium. The last one in the planning area, Northwave, launched around a decade ago. Since then, thousands of local HDB owners have cleared MOP and watched, a bit enviously, as new ECs popped up in other towns.

That is the backdrop for the CDL launch along Woodlands Drive 17. Here is a grounded, honest review of what is known, what is not and who should be paying close attention before the preview begins. Plenty of northern families already are, judging by the chatter.

Seven Main Features That Define Wynwood Grand

Large Land Parcel

Wynwood Grand sits on about 25,207 square metres at a plot ratio of 1.7, developed through CDL Divine Pte. Ltd.

That lower density, compared with many suburban ECs, may allow more open space, better block spacing and generous landscaping between the residential towers. In practice, that could mean wider garden paths and less staring into a neighbour’s window.

Record Land Price

CDL paid about SGD 360.9 million, roughly SGD 782 psf ppr, which was a record for an EC site when awarded.

Notably, the winning bid was only marginally above the second-highest offer, showing that experienced developers valued the site almost identically. That’s a real vote of confidence in Woodlands.

Woodlands South MRT

The site is near Woodlands South MRT on the Thomson-East Coast Line, which is unusual for an executive condominium. ECs usually get pushed further out.

Today, a resident working in Orchard or Marina Bay could ride one line all the way, through Upper Thomson, Caldecott and Stevens, without any transfers.

Hospital Next Door

Woodlands Hospital, an integrated acute and community hospital, sits beside the site, along with the Woodlands Healing Garden. Few EC sites in Singapore enjoy such proximity.

If you’re caring for an elderly parent with regular appointments, that short walk could save you hours every week. And a lot of stress.

Long-Awaited Local Supply

Woodlands has not seen a new EC since Northwave launched around a decade ago, so local demand has been building steadily for years.

A Marsiling family whose five-room flat cleared MOP years ago has had no new EC nearby to consider until now, which explains much of the current interest.

Family-Focused Unit Mix

Around 430 homes are expected, according to the latest CDL operational update, mostly three- to five-bedroom layouts suited to families and multigenerational households.

Some portals mention two-bedders too, but the official mix remains unconfirmed. A couple with two children and a helper would likely look closely at four-bedders first for daily comfort.

Northern Gateway Growth

Woodlands Regional Centre is planned as the economic hub of the Northern Gateway, with more offices, research space and amenities over time.

Woods Square already shows the direction, with office towers, dining and childcare near Woodlands MRT. The Johor RTS Link adds a cross-border dimension too. Nice tailwinds. Not guarantees.

Comparing Wynwood Grand to Solano Grand

CDL is also launching Solano Grand at Senja Close in Bukit Panjang, and many buyers will weigh the two carefully side by side. Solano Grand is smaller, with around 300 homes on a 10,159 square metre site at a plot ratio of 3.0. Its land cost of about SGD 771 psf ppr sits slightly below the record SGD 782 paid in Woodlands.

Solano Grand also launches earlier, in Q4 2026, compared with the expected Q1 2027 timing for Wynwood Grand, and it reportedly includes two-bedders and penthouses. That wider range suits smaller households and buyers wanting something genuinely special at the top, while Wynwood Grand concentrates more firmly on family-sized layouts. Its launch may also give useful pricing signals for Woodlands.

On location, Wynwood Grand wins clearly for train commuters, with direct Thomson-East Coast Line access, a hospital next door and the Woodlands Regional Centre story. Solano Grand relies on Jelapang LRT and the Downtown Line, but offers greener, quieter surroundings and noticeably less resale competition. Same developer, so build quality should be similar. Northern roots favour Wynwood Grand; northwest roots favour Solano Grand.

Conclusion

Wynwood Grand looks like one of the more compelling EC launches for northern families in years. It combines a rare new supply of homes, MRT access, a hospital next door and an experienced developer, all within a town that already works well for daily life. You don’t see that combination often.

The record land price is the main caution. It means the launch price will need close scrutiny against Woodlands, Admiralty and Sembawang resale condos, as well as post-MOP ECs such as Northwave. If the EC discount looks thin, buyers should pause carefully and reconsider. A great location can’t rescue a bad price.

Our advice? Start preparing now. Build the comparison table, secure loan approval and walk the route from Woodlands Drive 17 to Woodlands South MRT. When the price list arrives in early 2027, the decision should take hours of calm analysis rather than a weekend of excitement and impulse.

FAQs

Who is the developer entity?

The project is developed by City Developments Limited through its subsidiary, CDL Divine Pte. Ltd. CDL is part of the Hong Leong Group and has delivered several well-received executive condominiums in Singapore.

When is the expected launch?

The latest CDL operational update points to a launch in the first quarter of 2027. Exact preview dates, pricing and the showflat address will be confirmed closer to the actual time.

Is the site affected by hospital traffic?

Yes, a bit. Expect some extra traffic around the hospital, including the odd ambulance. Buyers should study the final site plan, check which stacks face the hospital and visit at different times before choosing.

Will facilities be confirmed soon?

Facilities will be confirmed once the approved site plan and brochure are released. Treat any facility names on unofficial websites as preliminary until CDL publishes its complete official sales materials.
